3 Easy ways to a better credit score.

It used to be that “people” made decisions about your credit worthiness. You knew your banker and your handshake was all the collateral you needed. Those days are long gone, and now a single number – your FICO score – determines your credit worthiness.

Several credit models can be used for this article, however we are going to focus on the Fair, Isaac Company model. Better known as FICO.

Your FICO score is the method used to determine the interest rate as well as how much credit a bank or lender is willing to give you. the cleaner the credit…the lower your rate and larger the sum you qualify for.

Getting and improving your credit score is not hard at all, just takes time. Here is a tip or two that will help you improve and increase your score.

FIRST: You need to get a copy of your credit history

There are many reasons you may have no credit history. Maybe you’re just starting out, maybe you pay cash for everything and have never needed a loan. In any case, if you have no credit history, your FICO score is likely to be low.

The easiest way to raise your score is acquire a loan, and pay it off on time. In general, installment loans are weighted more heavily than credit cards. In other words, you will improve your credit score faster if you buy goods with an installment loan, rather than acquiring a credit card.

Another option is to take a $1000 and open a 6 month CD at a bank. Now turn around and get an installment loan using the CD as the collateral. You then take that $1000 loan and do it again at another bank. Do this for a total of 3 times.

Now what you have is 3 loans. Pay the minimum payment for 6 months. In the last month, cash out your CDs and pay the loans off. You now have a credit history, and did not go into long term debt to get it.

SECOND: Keep your credit history clean.

Ok…now you have a good history. No major debt…now to keep the FICO as high as you can.

You don?t need to close old accounts. (Unless you?re being charged a fee to keep the account open.) Part of the FICO formula is based on the amount of credit available vs. how much you have used.

Another thing to be aware of is how you manage your money. Here?s the scenario: you have a $2000 credit card. Every month, you charge about $1800 to that card. And, every month you pay it off. But here’s what happens – your credit card company reports your credit information monthly to FICO. However if they report it on the day before you pay it off…the credit agency sees you carry a balance every month. If you can try changing the days you pay off your credit card.

THIRD: Fix your bad credit

At some point there is a very good chance you will have something that causes your credit rating to drop. Don’t panic…poor credit can be fixed. Understand however that the process takes time. In some cases you may need to talk to a credit counselor to assure you address the reasons for the drop as well as remove any future habits that may cause it to drop again.

The most heavily weighted part of your score is based on your payment history. The first thing to do to start repairing your credit history is to pay your bills on time. The mortgage is the most important, followed by installment loans, and finally credit cards.

The next largest factor on your credit is how you have used it. You can improve it by paying off your credit cards.

One final thing to look for is errors in your credit report. Get a copy of your credit report from all three primary agencies, and look at all the entries. You can find the agencies here: experian.com, equifax.com, and transunion.com. If there are any errors, start the process to have them removed. Call your creditors – sometimes they will remove negative information.

A strong, healthy, and clean credit score is a major part of your financial world. Keep it clean and don?t risk it. A good score can factor into things you can’t imagine. Don?t damage your score if you can help it.

How do Stocks Work?

Stocks are shares acquired from a publicly listed company. As a shareholder, one is considered as a part-owner of the said company and has certain privileges such as voting rights. A shareholder also receives an annual dividend from the companys annual profits. Dividends are computed like this: suppose you were able to buy 1,000 shares of MAC Company and the company has profits of about $7.5 billion annually that possess 750,000 shares all-in all. Your annual dividend would then be estimated to around $10 million. That is just how simple stock works.

Stock Trading is the activity of buying and selling of stocks. It is oftentimes called as stocks exchange. It is entirely difficult and time consuming for a person who wants to sell shares of his company, by running down an ad or spreading the news through word of mouth. That is the reason why there are exchange floors. Exchange floors are venues where sellers and buyers (traders) meet on one roof- well; those are actually brokers that do the job for them.

The New York Stock Exchange is the primary and largest exchange floor in America today. It features the sales that are up for grabs and also its values and worth. We normally see the exchange floor as bursting with chaotic activity. The exchange floor is where brokers receive a call from their clients who want to buy a particular number of shares for a specific company. The brokers then find traders who are willing to share their stocks for the value the brokers client commented. The NYSE is also a place where the current market value can be seen along with the fluctuations or rises every second or minutes.

Stocks are not stable financial instrument because it does not possess a specific value. It goes up and it goes down, depending on the companys situation in the market. Some investors are into day trading, where they rapidly transact hundreds of stocks per day for the instant profits it brings. It is more of like a gamble and financial experts see the buy and hold strategy as the better way in investing.

Why The T-Strip Is A Nice Investment Tool

A STRIP is the acronym or it stands for Separate Trading of Registered Interest and Principal Securities. Zero-coupon securities which have maturities longer than a period of one year are not available for issue by the US Treasury, so it has created a program called the STRIPS program, where the principal payments and interest payments or coupons of standard Treasury securities can be broken or disintegrated and traded separately as zero-coupon securities.

How It All Began

People call then T-STRIPS due to the fact that they are issued by the Treasury. The background behind the start of T-Bill trading took a path closely related to the dawn of the computer age. In the era of break dancing, rubics cube, and parachute pants, there was a new method of investing that was being born on the technological backbone of new computer software and hardware. T-Strip trading was much different than the old style coupon tearing of the old style zero coupon bonds. The US Treasury made the new form official by passing out identifications for the new STRIPS called a CUSIP code.

Under this program, the financial entity can provide the Treasury with standard treasury note or treasury bond that can be stripped. Not naked! :-) ..but stripped into individual instruments of cash flow. At this point the securities are returned to the financial entity. The United Treasury also makes sure that all the parts of a T-Strip are tagged so that the reconstitution of them later can happen without the danger of synthetic bonds never issued by the Treasury.

For instance, a 10-year note which is freshly will be stripped into 20 interest payments, two yearly or semi-annually for 10 years and one principal payment which will be due at its maturity date. All the twenty interest payments plus the single principal payment are broken up into STRIPS, each of them will then become a separate security. The new separate securities are then identified as coupon strips for the interest payments and principal strips for the principal payment. Together they are referred to as Treasury STRIPS.

These Treasury STRIPS are separate zero-coupon securities. Nothing is different about them at all from the zero-coupon securities. As a matter of fact, to an investor, there is no distinction between a coupon strip and principal strip, although technically the Treasury STRIPS are not identical. In the example given, all twenty one coupons have a unique identifying number called the CUSIP number.

The STRIPS program mandates that all the disaggregated or “stripped” securities be kept in a book-entry system for easier tracking and transfer efficiency; this is the purpose of the said CUSIP number. Now, all the coupons can be traded and held individually.

T Strips Provide Risk Free Investing

It is important to know that STRIPS are not issued or sold directly to investors. In order to but U.S Treasury STRIPS, you need to use officially licensed financial institutions and U.S. government securities brokers and dealers. There are options in how the maturity of the STRIPS occur over the period of the investment. It can be from ten to thirty years. STRIPS are highly popular with investors who want to be sure they receive a known payment amount on a specific future date, because it is a very safe investment.

STRIPS components can be brought together into a fully constituted U. S. backed security in the commercial book-entry system. In order to reconstitute each security, the licensed financial dealer must conmbine the right principal component along with all the unmatured interest components. When the minimum amounts of the components are brought together, the security is considered reconstituted.

STRIPS are more popular when short-term interest rates are down. At these times short term bank rates and reinvesting bond proceeds are not alluring. T- Strips, being zero-coupon securities, do not have reinvestment risk.

Transform Your Debt With A 1031 Tax Exchange

Although 1031 Exchanges are primarily used to shift our equity from one property to another, there are ways of recovering some of that equity for use as leisure or further investment purposes. There are two ways to recover money from your property – before or after the 1031 Exchange is completed.

In a 1031 exchange, all the proceeds from the sale are supposed to be passed on to the Qualified Intermediary – this prevents you from receiving any cash benefit from the sale. There may be times, however, when you would like to use some of that money for other purposes. If you decide to refinance your property shortly before the 1031 exchange and use that equity for your desired luxury item, you may find yourself violating IRS rules. (IRS vs. Garcia)

Garcia was a taxpayer who decided to refinance his property in anticipation of the 1031 exchange. The IRS successfully argued that when Garcia took out money before the 1031, it was akin to telling the settlement agent to pay him some of the sale proceeds at closing. In short, you cannot take out your equity just before the 1031 exchange. Cashing out equity, called “boot,” is acceptable if you pay taxes on it. Garcia tried to avoid the tax and ran afoul of the 1031 rationale, and the IRS.

Now, you want to avoid the Garcia issue so you decide to refinance the replacement property. This is where post-exchange financing comes into play. Not all taxpayers want to leave their equity in the replacement property – some want to take out that equity and buy more real estate. But, how long should you wait after completing the 1031 exchange before you take out the equity in the replacement property? Some say wait a nanosecond.

There is debate on how long one must wait after the 1031 exchange to show the IRS, through the closing statement, that you have invested all of your equity into the replacement property. Some say wait a nanosecond to establish a separate transaction and a new settlement statement to show that the replacement property was encumbered with new debt via a loan or a mortgage. Once this is established, there is a cash payment from the lender to you. Essentially, you have tapped into a pool of money made available through the 1031 exchange.

There are risks in the nanosecond interpretation since there is no definitive IRS rule regarding how long you have to keep the equity in the replacement property. In order to avoid the Garcia trap, or a negative ruling from the IRS, it is deemed prudent to keep the equity in the replacement property until the following tax year, or until two years have passed from the 1031 exchange to the ultimate refinance.

3 Tools ALL Real Estate investors need

One of the most common bits of information the Real estate investors always ask each other is “What tricks of the trade or inside tidbits can you share with me??” I always answer this question with a question…”What tools do you have in your investment toolbox?”

OK…Hey Doc..what do you mean “Tool Box”. Okay…let me explain it ad tell you the 3 important areas that make it up.

1) Grey matter tools: This is the in your head part of the tool box. It is the manner in which you think about investing, the guidelines you use to select investments as well as ALL the information you call on every time the prospect of an investment even shows its self. It is the investment filter you have developed for yourself.

It is the resaults of the information you have taken in about investing.

IMPORTANT ELEMENT. While we all know that a zillion books have been written about investing. It is important to understand that you MUST have some knowledge from that book…WHY? Because if you understand what other investors are reading?it actually makes it easier to work with them since you understand where they are getting their basic tactics and understanding from, that helps steer them to the investments THEY are making.

2) Online tool box: This is one of the most over looked elements…when I say over looked I am not referring to being not utilized…but more to the fact it is not utilized to its overall potential. For example do you have one site you go to more often than not for investment information? If so why? Your answer is most likely because they have the best info I can use. This maybe the answer however, a little side note to this. Most of us get some sort of tunnel vision thinking that one or even a few sites will cover us for all the info we want…but in all honesty we normally close down other avenues of “information input” when we do this. How do we get around the “Info input” shut down???

Ok so how do you avoid Info input shut down? You have to open your tool box up to get some fresh tools.

Simply put you create an email address and when you come across a site you think may be a useful reference you join up for the newsletter they email out. They send it to your “Info email account” and you can go thru the emails as you choose. I must warn you however.

Once your on a email list I suggest allowing a few weeks before opting out of it. Just because it doesnt give you the “diamond in the rough” on the first email doesnt mean the newletter your getting is worthless. Newletters to look can originate from RE investment clubs, Blogs, News sites…etc

I ,myself, avoid most ad based emailing lists. however, that doesnt mean that all of them are a waste of time. review a few and decide for yourself if they are worth keeping.

The most inportant sites to me are the ones that make the investing game easier. sites that offer me something for free or VERY little cost out of my pocket. Some websites have tools that you just cant wait to try out. (I will admit I have a few sites I visit daily just to play around on and try out the tools they offer) When you find them you will know it…once agian bookmark them.

3) And last but not least… actual physical, hold in your hand, tools. It can be a great “go by list”. A solid flash light. anything that makes the time in the field looking at investments easier.

So there it is..the outline to your toolbox. Build one…update it often..and USE IT DAILY.

You pay $19,200 for $20,000 worth of bonds. Each year you will receive $1,000 in interest. When it matures you will be repaid $20,000. You will have made $10,000 in interest and $800 from the discount for a total of $10,800.

Any of these bonds could have been sold before maturity, as long as someone wanted to pay for them. You should focus more of your investments on bonds if you are close to retirement, otherwise you should invest more in the stock market because you will make more money.
