How Much is the Maximum IRA Contribution?

The maximum IRA contribution is the maximum amount that the IRS allowed people to contribute to their individual retirement account. When compared to the maximum 401k contribution amount, the maximum IRA contribution is much lower. You cannot deduct the IRA contribution from your paycheck like you can with 401k, you actually have to write a check and send to your IRA trustee marked IRA contribution.

The deadline for contributing to an individual retirement account is the tax filing date of April 15th. Before April 15th, you can make however many contributions you like to as many IRA as you want. But, on April 15th, you must make sure that the contributions you made over the year have not exceeded the maximum IRA contribution allowed by the IRS. If not, you can face tax penalties which most people hate.

Filing an extension for your tax return does not give you the right to extend the time to contribute to an IRA. No matter if the extension is granted, you must make sure that by April 15th, all your previous years IRA contributions are done and stay under the maximum IRA contribution limit. The IRS will not be lenient for those failing to comply by the rules.

From January to April 15th, you can still contribute to your previous year’s individual retirement account. However, you must make sure that the trustee of your IRA reports your contributions as previous year’s contributions to the IRS. Failing to do that, you may end up with a headache dealing with the IRS as well as extra taxes to pay and penalties imposed.

The real question is how much is the maximum IRA contribution. The maximum IRA contribution keeps changing or being increased year after year. In 2007, the maximum IRA contribution is $4,000 of your earnings. The maximum IRA contribution used to be smaller in previous years. For people who are over the age of fifty, there is also a catch-up contribution. No matter how many individual retirement accounts you have, the maximum IRA contribution is always the amount stated by the IRS. If you have two IRAs, for example, it does not mean you can contribute $4,000 to each. The maximum IRA contribution is not per account but for all individual retirement accounts you have combined.

Real estate markets are extremely sensitive to tax policy. Changes to either transfer taxes or property taxes can seriously impact valuations, so the serious investor must be familiar with at least the basics. OK, you have decided you would like to learn more about IRA Real Estate Investing, but you’re confused by many of the phrases and terms used to describe it. The big trouble here is, the account custodian – usually a financial institution or a bank – completely controls the investments the account purchases. You have no say whatsoever, other than the ability to designate certain percentages of your investment into certain types of funds. therefore, these accounts as they commonly exist can’t be used to invest in residential income property.

On the other hand, the IRA known as the “Self-Directed IRA” allows you to state exactly where you want your money to go. You pick the investments you are expert in, such as rental properties, apartment buildings, what have you. Who out there, has the time, to really enjoy this amazing earth. It truly is most unfortunate that the majority of people spend most of their time either working, or running errands, or worrying, or any other thing, that does not express the joy of simply being alive.. I am with these words assure you that it does not need to be that way, that you can actually chose another way to live. It is one of the most incredible realizations that anyone can ever have. In fact it is in “getting it” that this concept really reveals the validity inherent in it. If you’ve ever read any of my articles, it is clear that I really believe in the idea of taking control of your life. If not for any other reason ,than it is simply the only way to live the life that’s in your heart.

In the process of taking control, there is some misinformation about what that really means, so lets clear up a few things. I imagine that most people have heard of the saying about having the wisdom to change that which we can change, and to accept that which we cannot change. To me the misinformation is about the limits of that which we can change. I have found that if we really chose to change things, we can accomplish unbelievable things. Of course this is absolutely not fantasy. It is about real and practical specifics ,that we each can do everyday. It is in that vein of thought ,that I come to one of the most important issues to get control of in your life…. that is money. Most of the time when people think of transforming their lives, it’s about many things, but without money or as I call it, monetary insurance, there are some very problematic restraints.

So how can you take control of your life, and conversely your money? Well it’s a good idea when tackling a problem, to look to those who have already solved that problem. One thing that’s clear is owning your own business. Whether your talking about Donald Trump, or Dr. Wayne Dyer, they are the source from which the money they manifest comes from. This also presents an obstacle that really trips up a lot of people…… how do I get started? What I did, is purchase an affiliateship with an already successful company. This solved most of the initial problems in one clean swoop. It allows you to be completely in charge of your piece of the business ,so you don’t have to worry about getting the product onto the market ,or any of the major hurdles a new company must conquer.

On strategy is called ‘news playing’. News playing is the practice of watching for good and bad news within the market, and buying and selling accordingly. If you own one or more vacation timeshares and rentals, it is likely the case that there are times when you are unable to use it when you had planned. You might be a bit too low on funds to take that vacation you had been thinking about; and of course we all know how things come up when you least expect it. So when this happens, what do you do with your timeshare for that week? You could do nothing and lose out; but since you did pay for it, you should try to get something out of it, after all.

One option that you have is renting it out to someone else. You can generally make some pretty good money, or at least enough to cover what you paid for it. So how exactly do you go about doing this?

Since you own vacation timeshares and rentals, you probably only go there once a year at the most. This means you’re probably not familiar with the area and might not know where to start. Don’t worry, though. Renting a timeshare is easier than you think.

The first thing to think about is the price you will be asking to rent your timeshare. You don’t want to rent it for too little and lose potential income; but neither should you price yourself out of the market. Perhaps the easiest way to find out an appropriate rent for your timeshare is to inquire with the resort. Pose as someone who wants to rent a timeshare and see what price they quote you.

Besides this method, your resort or timeshare company might have a timeshare rental program for your convenience. They want people in the hotel as often as possible because they can generate more revenue from food, drinks, activities, and other things. Therefore, they probably have some type of system in place for this. Just make sure they treat you fair if you decide to join their program. You don’t want them to rent your room out for a lot less than you could get it.

If you decide to do it yourself, you may have to accept a little less than what the resort would charge; after all, they have an advertising budget and an established client base to draw upon. Your budget is more limited and you may have to take what you can find.

When you find someone willing too rent your timeshare, the next step is to ensure that the paperwork is in order. You will want a renter’s agreement which spells out everything in print. Anything which could happen should be in writing. This is how you can protect yourself from a bad renter.

PayPal is a good means of accepting payment. The buyer (and you) both have a sense of security about the transaction; the renter won’t feel as if they are sending their money to some sort of black hole and potentially losing it. PayPal handles the proof of purchase documents and receipts for you and simplifies the entire process.

You’ll also want to get your money upfront. This shouldn’t be much of an issue with most renters. If it is, you might just want to try and find another renter. With these tips renting your timeshare should be easy.

What You Should Know About Closing Expenses On 1031 Exchanges

When closing on the sale of a property, you will likely incur a variety of expenses, and you may find yourself wondering what is and isn’t acceptable to debit off your closing statement. This is particularly important when you are making a 1031 exchange.

These sorts of expenses don’t seem to fit on your typical closing statement, and for good reason. Some costs are appropriate to debit off your closing statement during a 1031 exchange transaction, and there are some that most certainly are not.

The correct way to go about transferring future rent and security deposits to the new owner of the property is to cut a check from your own expense account. If you debit these kinds of expenses to your closings statement, you are effectively freeing money in your account for your own use and taking what as known as boot from the proceeds of the transaction. Any cash benefit or boot you receive from the sale is not considered part of a like-kind exchange, and investors who have attempted this have found themselves facing IRS litigation.

You should be equally wary when you are closing on the your replacement property, especially in regard to fees related to the acquisition of new debt. Just as expenses such as security deposits and rent proration on the sale of your old property must come out of your own pocket, so must loan origination, underwriting and processing fees.

The fact of the matter is that the IRS examines these sorts of transactions, and will not look kindly on your receiving non-like-kind proceeds or cash benefits from 1031 transactions. With this in mind, you should be wary and take care regarding what expenses end up on your closing statement.

Once invested, it is very difficult to gain access to your money as it is locked-up in long-term investment’s which can last for as long as twelve years. Distributions are made only as investments are converted to cash; limited partners typically have no right to demand that sales be made. If a private equity real estate firm can’t find suitable investment opportunities, it will not draw on an investor’s commitment. Given the risks associated with private equity real estate investments, an investor can lose all of its investment if the fund performs badly.

For the above mentioned reasons, private equity fund investment is for those who can afford to have their capital locked in for long periods of time and who are able to risk losing significant amounts of money. This is balanced by the potential benefits of annual returns, which are often excess of 20% for successful opportunistic funds. Investors in private equity real estate funds tend, therefore, to be institutional investors or high net worth individuals.

Municipal Bond Rates Are Not Important

Municipal bond rates are not important when deciding what municipal bonds to invest in. However, most people, especially new municipal bond investors look at the municipal bond rates before anything else and invest in the bonds with the highest rates. While sometimes municipal bonds with highest interest rates are the best investments, it is not always the case. After all municipal bond rates do not take into account the prices of the bonds and the maturity dates.

Municipal bond rates are coupon rates of the municipal bond. They are the rates that the issuer set at the time of the issue how much they will pay investors for the money borrowed. When a municipal bond issuer issues a bond, the issuer works with the underwriters to come up with the appropriate interest rates, the municipal bond rates, to satisfy the issuer’s financial needs taking into account the market demand and supply. The municipal bond rates stay the same throughout the life of the bond.

A bond can have many different characteristics from other bonds. Different characteristics lead to different risk level and rate of return. When a bond carries higher risk, the investor expects to be paid more for buying that bond. For example, a municipal bond that matures in 10 years time should have higher interest rates than a municipal bond that matures in 1 year because money tied up for 10 years is riskier. However, usually municipal bond rates do not correlate with length of time to maturity.

While the municipal bond rates may stay the same for all maturity dates, the yield of the municipal bond should be different. This is why advanced municipal bond investors look at municipal bond yield more than their interest rates. The yield calculation takes into account factors such as the maturity date and price, unlike the coupon rates.

There is not just one type of yield to calculate, there are a few. While municipal bond rates are published and states without dispute, municipal bond yields can be calculated in different ways. However in all yield calculations, the municipal bond rates are used but they are then lowered by the prices that investors have to pay for the bonds as well as the time they have to wait to be repaid.

The price of a municipal bond can make the bond less attractive even when the interest rate is high. Municipal bonds can be bought at par, at premium or at a discount price. If an investor is paying more for the bond, buying it at premium, the investor should be compensated with high enough interest rates so that in the end the investor comes out ahead. For example, a $100 investment that pays you $1 for 10 days and also $100 at the end is better than a $30 investment that pays you $1 for 10 days and only $10 in at the end. For an investor to invest $30, the bond needs to pay more than $1 a day or pay for longer than 10 days. This shows that considering municipal bond rates alone is not adequate.

Also, the longer the time to maturity, the higher the municipal bond rates should be. For example, consider the following investments. For a $10 investment you will get your money back plus $1 a day for the 5 years or for the same investment you will get $1 a day for the next 10 days. In the latter case, you know you will get your money back soon plus $10 more whereas in 5 years time things could have changed tremendously. There may be other better investments such as $2 a day interest which you cannot participate in because you already lock in your money.

In conclusion, higher municipal bond rates do not always mean better investments. It is better to consider the bond yield rather than its coupon or interest rates. This is especially true when an investor is investing long term. Higher yield is needed to compensate the investor for taking on more risk.
